How to Pick the Right Size AC System for Your Tomball Home
Getting the tonnage right is the single most important decision in an AC replacement, and it is one a good contractor will calculate rather than estimate.

When homeowners start shopping for a new air conditioning system, one of the first questions they hear is: what size do you need? And the answer they usually get is a round number based on their square footage. While square footage is part of the picture, sizing an AC system for a Tomball home correctly takes more than a single measurement.
Understanding how sizing works will help you evaluate a contractor's recommendation and avoid two of the most common mistakes in the industry: an oversized system that short-cycles and an undersized system that runs nonstop without catching up.
What Tonnage Actually Means
Tonnage in HVAC is a measure of cooling capacity, not weight. One ton of cooling is the ability to remove 12,000 BTU of heat per hour. A 3-ton system removes 36,000 BTU per hour, a 4-ton system removes 48,000 BTU per hour, and a 5-ton system removes 60,000 BTU per hour. The right tonnage for your home is the one that can keep up with the heat load your house generates on the hottest days of the year, without wildly overshooting on milder days.
The Square Footage Shortcut and Why It Falls Short
The rule of thumb you will see online is roughly one ton per 400 to 600 square feet in a hot climate. By that math, a 2,000-square-foot home needs 3 to 5 tons. That is a wide range, and the difference between a 3-ton and a 5-ton system on an identical footprint is not trivial.
What the square footage shortcut misses: ceiling height, insulation quality, window area and orientation, attic insulation and ventilation, the number of occupants, and duct condition. A 2,000-square-foot house with 10-foot ceilings, large south-facing windows, and a poorly insulated attic may need significantly more cooling capacity than a 2,000-square-foot house with 8-foot ceilings, good insulation, and windows mostly on the north and east sides.
What a Proper Load Calculation Looks Like
A proper sizing calculation is called a Manual J load calculation, named for the Air Conditioning Contractors of America methodology. A contractor doing this correctly will measure or ask about:
- Square footage and ceiling height for each zone or floor
- Insulation values in the walls, attic floor, and slab or crawl space
- Window size, type (single-pane vs. double-pane vs. low-e), and orientation
- Air infiltration rate (how drafty the house is)
- Internal heat gains from occupants and major appliances
- Local design temperatures (how hot it gets in Tomball on a design day)
- Duct location and condition (ducts in a hot attic lose efficiency)
Tomball's design conditions are meaningful inputs. The area routinely sees design days above 95 degrees with high humidity, which means the system needs to handle both sensible heat (temperature) and latent heat (humidity removal). A system sized only for temperature may leave your home feeling clammy even when the thermostat reads correctly.
The Problem with Oversizing
More cooling capacity might seem like it can only help. It does not. Frequent short-cycling accelerates wear on the compressor and capacitors. It also means the system never runs long enough to drain the condensate pan fully, which creates conditions for mold growth in the drain pan and evaporator coil. An oversized system is not a better system. It is a system that was not sized correctly.
General Ranges for Tomball-Area Homes
With the caveats above understood, here are general ranges for Tomball homes in typical construction:
- 3-ton system: generally appropriate for homes roughly 1,500 to 2,000 square feet with standard insulation and reasonable window exposure
- 4-ton system: generally appropriate for homes roughly 2,000 to 2,800 square feet, or smaller homes with high ceilings, large windows, or poor attic insulation
- 5-ton system: generally appropriate for homes roughly 2,800 to 4,000 square feet, or homes with significant solar exposure, multi-story layouts, or above-average internal heat gains
These are starting points for a conversation, not a substitute for a real calculation. A contractor who quotes a system size without visiting the home and measuring its actual characteristics is guessing.
Getting a Second Opinion
If you receive a replacement quote and the contractor has not discussed any of the factors above, it is worth asking how they arrived at the size recommendation. A good answer involves at least the square footage, ceiling height, and an acknowledgment of your insulation and window situation. A vague answer of "same size as what you have" is not a sizing calculation.
